Famco Crown Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Los Angeles Owner’s Guide

We install Famco-compatible crown repair components across Los Angeles, with most jobs priced between $340 and $680 including parts and labor. If you’re seeing cracked concrete at the top of your chimney, rust staining on the crown’s underside, or water in the firebox after rain, this page covers exactly what’s involved. We’re an independent service provider, not affiliated with Famco, but we’ve worked with their crown products long enough to know which parts interchange and which don’t. Ruben Castellano grew up in Boyle Heights and has spent the better part of two decades working chimneys across Los Angeles, from Craftsman bungalows in Silver Lake to older ranch homes out in the Valley, so he’s seen how this specific part ages in our coastal air.

Which Famco Models This Applies To

The Famco crown repair conversation usually starts with one of two product lines: the standard cast-in-place crown forms used on masonry chimneys, or the stainless steel cap-and-crown assemblies Famco ships with their prefabricated chase systems. Both share the same failure point, but the repair approach differs enough that identifying what you have matters. Look for a stamped label on the crown’s underside or along the chimney chase: Famco’s prefab units typically show a series number like FCP or FCAP followed by a four-digit size code. Masonry crowns made with Famco forms won’t carry a label at all, which means we identify them by measurement: the flue tile outside diameter and the crown’s overall width and drip-edge depth.

Here’s the compatibility gotcha we run into in Los Angeles: Famco’s cast cement crowns are dimensioned for their own terra cotta flue collars, and they don’t always seat correctly on third-party flue tiles or on older homes where builders mixed manufacturers. That’s why we measure before we quote. For prefab chases, OEM crown parts remain the safer call because the mating surfaces and fastener spacing are Famco-specific. Quality aftermarket replacements exist and can work when properly fitted, but we’ll tell you plainly when an aftermarket part is false economy on your particular chimney. We also stock and install DuraFlex liner systems, HeatShield resurfacing materials, and Gelco sealants where a crown repair runs into liner work.

Signs Your Famco Crown Repair Is Failing

  • Hairline cracks in the crown surface that collect debris and darken. In Los Angeles, this often starts as micro-fractures from thermal cycling: hot desert afternoons followed by cool coastal nights work the cement’s expansion joints until they open. Left alone, water gets in and freeze-thaw does the rest during our colder winter spells in the foothills.
  • White mineral streaks down the chimney exterior. That’s efflorescence, and it means water is moving through the masonry or the crown itself. The crown should be shedding water, not absorbing it, so streaks below the crown line point to a failing drip edge or eroded crown face.
  • Rust-colored patches on the crown surface or along the flue collar. On Famco prefab chase systems, the metal crown weathers under UV and salt air, especially within five miles of the coast. Surface rust eventually becomes pinhole rust, then a water path into the chase.
  • Dampness or dripping inside the firebox after steady rain. Crowns are the first line of defense; when they fail, water goes straight down the flue or through the annular space around the tile. By the time the firebox shows water, the crown has usually been compromised for a season or more.
  • Chunks of cement visible on the roof or in the gutter near the chimney. This is the point of no debate: spalling means water has been freezing and expanding inside the crown for long enough to physically break pieces off. The repair has gone from sealing to rebuilding.

Replacement Cost & What’s Included

For most Los Angeles homes, a Famco crown repair lands between $340 and $680 installed. The spread depends on three things: whether we’re sealing and resurfacing an existing crown or pouring and forming a new one, whether the flue tile needs recrowning at the same time, and the access situation on your roof, which runs steeper and more complicated in hilly neighborhoods like Echo Park or Mount Washington than on a flat Valley ranch. Every job includes a written price before any work starts, so there are never surprise charges at the end.

Materials on a Famco crown repair are line-itemed: the crown sealant or cement, any new Famco crown form or cap component, and flashing if the old flashing failed alongside. Labor covers surface prep, which is where most of the time goes: a crown that isn’t properly cleaned and profiled will re-fail on its first hot season. Every repair carries a written guarantee, and if it fails within the coverage period, the second visit is free under the 365-Day Done Right Promise.

DIY or Call Us?

You can safely check a few things yourself. From inside the house, look up past the damper with a flashlight and note any staining or grit you see. From the roof, if you’re comfortable on a ladder and the roof pitch is walkable, photograph the crown from all four sides and look for the symptoms listed above. That’s useful information when you call us.

Where DIY goes wrong with crown repair is in the material choice and the surface prep. We’ve seen homeowners seal over spalling cement with tar or elastomeric paint, which traps water and splits worse within a year. And any work at crown height involves roof edge exposure and awkward body positioning that we’d rather a homeowner not take on.
