Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed
Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Gelco Crown Repair: The Los Angeles Owner’s Guide
Most Gelco crown repairs in Los Angeles run between $425 and $1,150 installed, depending on whether we’re sealing hairline cracks, rebuilding a section, or pouring a complete new crown with a proper drip edge. We stock Gelco CrownCoat, CrownSeal, and the reinforced patch materials on our trucks, so most repairs happen in a single visit. The way Los Angeles homeowners usually discover crown damage is unglamorous: water staining on the ceiling near the fireplace, or a musty smell that shows up after the first real rain of the season.
The crown is the concrete or mortar slab that caps the top of your chimney, channeling water away from the flue. When it starts to fail, water gets into places it was never meant to go. Ruben Castellano has seen crowns in Silver Lake, Echo Park, and the Valley that crumbled like dry cookie because they were poured without an expansion joint or a drip edge. Gelco makes the materials we trust to fix that properly.
Which Gelco Models This Applies To
Gelco’s crown repair products are designed for masonry chimneys with standard rectangular or square flue configurations: the CrownGuard series, CrownSaver, and Gelco’s newer CrownCote system. The most common compatibility gotcha we run into is the drip edge clearance. Gelco CrownCoat requires a minimum 2-inch overhang beyond the chimney’s masonry face to form that protective drip channel. On older Los Angeles chimneys built flush, there’s nothing for the material to grab, so the crown has to be built out first. We check that before quoting anything.
Identifying the right part starts with your chimney’s outside dimensions and flue count. Single-flue chimneys under 30 inches square take the standard CrownGuard kit. Double-flue or oversized chimneys need the reinforced CrownSaver with mesh. Gelco does have OEM part numbers stamped on their buckets and caulk tubes; but honestly, the aftermarket Gelco-compatible crown repair materials we stock from professional chimney supply houses perform identically and cost about 20 to 30 percent less. We’re an independent service company, not affiliated with Gelco. We specify their products because they hold up to Los Angeles’s specific punishment: hot dry summers that bake crowns brittle, followed by hard rain that finds every microcrack.
Signs Your Gelco Crown Repair Is Failing
- White chalky residue running down the chimney sides. That’s efflorescence, mineral salts leaching out as water seeps through a cracked crown and evaporates. It’s the earliest sign and usually means the crown has hairline fractures you can’t see from the ground.
- A damp, musty smell near the fireplace in summer. Los Angeles summers are bone dry, so moisture inside your chimney when it hasn’t rained in months means water is trapped, likely from crown damage that’s accelerating during the winter rainy season. The smell is mold or mildew feeding on saturated mortar.
- Falling bits of mortar or concrete around the chimney base or on the roof. Freeze-thaw isn’t much of a factor in Los Angeles, but UV degradation is. A crown that’s been baking in direct sun for fifteen years will start spalling, especially on south-facing chimneys.
- Cracks visible from the ground that run across the crown’s surface. These are almost always worse up close. A quarter-inch crack can be a half-inch gap once you’re on a ladder. Water doesn’t care how small the opening is; capillary action does the rest.
- Water stains on the ceiling around the chimney structure. By the time interior staining appears, the crown has been failing for a while. The water has already worked through the masonry and into the framing. This is the point where the repair scope jumps from a crown job to a crown-plus-interior-inspection job.
Replacement Cost & What’s Included
Here’s what crown repair pricing looks like across Los Angeles right now:
- Hairline crack sealing with Gelco CrownSeal: $425 to $650
- Partial crown rebuild with CrownCoat and mesh reinforcement: $650 to $950
- Complete crown removal and re-pour with drip edge formation: $950 to $1,150
- Full crown replacement on double-flue chimneys over 30 inches: $1,150 to $1,650
Every quote includes the Gelco material, surface prep (grinding out loose debris and failed patches), application, and the clean-up. We write the price down before any work starts. You’ll know what you’re paying before we touch anything. We don’t do “well, once we got up there we found…” add-ons. What we quote is what you pay. And every repair carries Alcott Chimney Sweep’s written 365-day guarantee. If the repair fails within a year, we come back and fix it free, no questions, no re-inspection fee.
DIY or Call Us?
Working on a chimney crown means working at height, usually on a sloped roof, often on a Los Angeles roof that hasn’t been walked since the last time someone checked the gutters. If you want to grab a ladder and eyeball the crown from the eaves to see visible cracking, that’s a reasonable thing to do. But actually repairing the crown means being on the roof, working with wet mortar and sealant, and getting the slope and drip edge right. A bad DIY crown patch traps water instead of shedding it, and you won’t know until the rain comes. We’ve pulled off plenty of homeowner-applied patches that made the original problem worse. If the thought of being on your roof with a trowel gives you even a pause, call (336) 863-3889. We’ll come up, take photos, show you exactly what we’re seeing, and give you a written price before we do anything.
FAQs
A properly applied Gelco crown repair on a Los Angeles chimney typically lasts 15 to 20 years. The variable is sun exposure: south-facing chimneys with no shade will break down faster, while shaded or partially shaded crowns can outlast the warranty period by a decade.
If the cracks are under a quarter-inch and the crown is still structurally intact with no spalling, Gelco CrownSeal will stop the water intrusion. If the crown is crumbling, has sections missing, or shows efflorescence over more than half its surface, a rebuild is the smarter and usually cheaper long-term call. Call (336) 863-3889 and we’ll tell you which one you actually need.
Most crown repairs take 2 to 4 hours on-site. Complete rebuilds take the longest because the old crown has to come off and the new material has to set before we form the drip edge. We do all crown work in a single visit.
We do. Our trucks carry Gelco CrownSeal, CrownCoat, CrownGuard, and the mesh reinforcement materials. We also stock DuraFlex and HeatShield products for liner and resurfacing work, so if the inspection turns up something else while we’re up there, we can usually address it the same day.
If your chimney crown is cracking, spalling, or leaking into the house, call (336) 863-3889. You’ll talk to a live person, get a straight answer, and we’ll send a background-checked, identity-verified technician with a written price before any work begins. You’ll know who’s coming before we arrive.
