On a two-story brick-veneer ranch in Katy, our tech pulled the refractory panels out of a 1980s Gelco zero-clearance fireplace and found the firebox floor rusted through in two spots plus a damper frozen open from years of Gulf humidity. Once eggs or chicks are present, it is a federal offense to clean, cap, or disturb the flue until confirmed departure.

We don’t bend that rule. A homeowner in Garden Oaks found a swift nest with active chicks last spring, and we scheduled the cap installation for late October, once the birds had left.
